Smiles abound at first Verado event
“Pick A Pumpkin,” Verado’s first neighborhood event, was held on a mid-October day, amidst a surge of 70-degree weather and warm sunshine. The event took place in the southeast corner of Verado Park, with a pop-up Pumpkin Patch on hand featuring a variety of pumpkins for homeowners to choose from. As the first event for the neighborhood, our underlying goal was for neighbors to have an opportunity to meet each other. Being on the on-site sales team, gatherings such as these are an incredible outlet for creativity and especially for getting to know who lives in your neighborhood. Nearly 40 homeowners stopped by to say hello and mix and mingle, as well as peruse through our festive treats table. Guests enjoyed an assortment of cupcakes and decorated cookies from Nothing Bundt Cakes and Pastry Perfection, among other fall goodies. With cornstalks, pumpkin garlands and hay bales framing our corner of the park, it was a colorful fall-like gathering that was fun to host, and we’re grateful to be a part of this friendly and growing community.

Among the Best and the Brightest: Verado

With over a dozen new homeowners moved in and nearly a dozen more homes under contract, it can easily be said that Verado is having a moment. Since December 2017, this new neighborhood by Blackrock Homes has attracted a lot of attention, with its close-in Meridian location and a compelling portfolio of single level townhomes and two-story floor plans.

It’s no secret that the Meridian housing market is rapidly changing. As new and resale homes are coming onto the market, buyers are acting quickly in hopes of purchasing in this sought-after area of Boise Valley. This has been especially true here at Verado, located near the intersection of Eagle Rd. and Ustick Rd.
Verado, Blackrock Homes’ newest new-home neighborhood, brought its first home to market in early December 2017. Since then, 18 homes have been sold in phase 1, all averaging a mere three days on the market. In fact, none of these homes were completed before going under contract.
Due to such demand for these homes and anticipating this trend to continue, we are striving to maintain an even playing field. Starting on February 14, 2018, homes must be at the drywall stage before any contract can be accepted. This practice will provide an equal opportunity to all buyers, and real estate agents with buyers, ready and able to purchase one of our superior quality homes. It also provides buyers a chance to physically see and approve the exterior of the home.
We have a running list of buyers and real estate agents who have expressed an interest in being notified when certain homes become available. We will do our best to keep everyone in the loop. See Verado, an exciting new neighborhood in north Meridian
If you travel along Ustick Road between Eagle Rd. and Locust Grove, you have likely noticed the new development that has seemingly appeared overnight. Blackrock Homes is about to unveil Verado, their newest neighborhood in North Meridian. With all of the accolades Boise Valley and Meridian have received in the past year, it’s exciting to offer a series of beautiful homes with high level finishes in a close-in location and at a moderate price point. The Village at Meridian, St. Lukes – Meridian, and I-84 access are all just minutes away, not to mention the endless list of shopping and dining venues along Eagle Road. Supremely functional and surprisingly spacious floor plans include two single level townhome layouts, and five different two-story designs. Phase one consists of 60 homesites with a centralized park featuring a playground and half-size basketball court. With the growing appreciation for smaller-scaled footprints and low maintenance living, lawn care for the front and backyards is provided through HOA, including pressurized irrigation and maintenance on the common areas. The first wave of homes will be released in mid November, with move-in dates in early January 2018. Expected pricing to begin at $222,900.

3d Tours deliver a realistic virtual experience
Imagine the ability to walk through a property without leaving the comfort of your home? The marked advancements in 3d photography offer exactly that in a surprisingly easy-to-navigate way. It’s proving to be an especially valuable reference for buyers looking to purchase a new construction home that is not quite finished. These tours create the benefit of navigating through a similar model home, previously finished and sometimes decorated, to have a sense of space. We are currently developing our 3d virtual tours for each of our floor plans at SoVi and Verado. As each one is finalized, we post them on the respective websites, as well as linked to the appropriate MLS listing(s). From there it is fed to an unlimited number of real estate websites, including Realtor, Zillow and Trulia.
Viewers can choose to look at a home through Dollhouse or Floor plan views, but the Dollhouse view seems the most interactive to me, with transparent white circles guiding you through the layout. With either format, a light blue circle serves as a visual to let you know where your cursor is. You have the ability to rotate your view entirely around a room, or zoom in for a closer view of a cabinet finish or countertop surface, etc. Here are some screenshots from the Mesa tour:
While the jury is still out, for us at least, if 3d virtual tours can fully replace the value of professional photography on existing homes, these tours are certainly fun!
